What's It All About?

Who are you?

Founded in 2006 as Erik Grammer Photography, updated to EGP Imaging from 2013-2020, and now relaunched in 2025, Shoot Sell Repeat is the latest iteration of founder Erik Grammer's continuing vision of what a real estate marketing company should be. From the early days he focused on what the experience of being a successful real estate agent was all about and then built and structured these services to help his clients become market leaders.

Erik believes that quality and attention to detail, coupled with creativity and ever evolving technique, is critical to producing materials that serve two main purposes:

  • Help you sell homes faster and for more money
  • Help you stand out in listing presentations so that you have a better chance of securing the next listing

In addition, years of experience has taught him how to handle every situation, every type of property (traditional, fixer, celebrity, signature architectural, etc) and to deliver every asset on time. Erik understands that being the last link in the chain before going live in the MLS is a great responsibility and he takes it very, very seriously.

During the seemingly endless pandemic Erik stepped away from EGP Imaging to spend more time with his family. Now that the kids are off to college he is back and ready to help you succeed!

Why are you called Shoot Sell Repeat?

We chose this name because we build long term relationships with agents who are dedicated to growing their business by investing in our level of quality and service. We think of ourselves as an extension of the agent and work to promote our clients not just through delivery of exceptional products but also by delivering those products on-time, every time. In addition we have 18 years experience dealing with every type of seller and know how to manage these interactions in a way that makes our clients look great which leads to more referrals. Our goal is to help you sell your current listing and secure the next one. We shoot, you sell, and REPEAT!

Why are your prices higher then some other companies?

We charge a fair price for the level of service we provide. In addition to creating high quality marketing assets we also approach every job with an attention to detail that's unmatched. This involves taking extra time to think through specific issues both in advance of a shoot and then during the session. Small details such as orientation of the property and location of trees and adjacent properties determine best time of day to shoot. Nearby construction, telephone poles and wires and other visual clutter are all considered when composing exteriors and every view from every window is carefully adjusted for when shooting interiors. Sometimes what you don't see is very important. And while we never remove things that we shouldn't, we do compose every shot with these things in mind. We also maintain a high level of professionalism and treat homeowners and your other vendors with respect. We also make sure neighbors are comfortable with our presence as we are an extension of your team while shooting and every neighbor is another lead!

How many photos do I need?

We generally categorize shot counts based on specific property features:

  • ±15 shots - (lease, ADU, as-is sales)
  • ±25 shots - (smaller homes)
  • ±35 shots - (smaller homes with ADU & medium size homes)
  • ±45 shots - (medium size homes & architecturals)
  • ±55 shots - (larger homes & architecturals)
  • ±65 shots - (larger homes & signature/famous architecturals)

Often a communication can help clarify what's needed so please feel free to reach out. And we can always adjust, time permitting, the day of the shoot.

How should the property be prepared for the photo shoot?

For the best possible results, the property should be photo-ready when we arrive. This means clean, decluttered, and staged if possible. Lights should be working, beds made, and personal items put away. We recommend scheduling cleaning services the day before the shoot, and we're happy to provide a detailed prep checklist when you book. While we can work around minor issues, the more prepared the property is, the better your final images will be. Additionally it is always good to avoid trash day where possible to avoid a lot of cans on the street.

What time of day do you typically schedule photo shoots?

We schedule shoots based on the property's orientation and features to capture the best possible light. For properties where exterior shots are crucial, we'll recommend optimal shooting times based on the sun's position. For primarily interior shoots, we have more flexibility and can work around your schedule.

Do you provide aerial services with video shoots?

Yes, aerial footage is included with every video shoot where legally permitted. We are fully licensed and insured for drone operations. Our aerial coverage adds dramatic perspective to your property's location, lot size, and neighborhood features. While some locations may have flight restrictions (near airports, military bases, etc.), we'll always communicate any limitations in advance and maximize allowed flight zones to capture the best possible footage.

How should the property be prepared for the video shoot?

For the best possible results, the property should be video-ready when we arrive. This means clean, decluttered, and staged if possible. Lights should be working, beds made, and personal items put away. Since video captures more of each space than still photos, thorough preparation is especially important. We recommend scheduling cleaning services the day before the shoot, and we're happy to provide a detailed prep checklist when you book. While we can work around minor issues, the more prepared the property is, the better your final video will be. Additionally it is always good to avoid trash day where possible to avoid a lot of cans on the street.

What types of video presentations do you offer?

We create cinematic property tours that combine ground-level footage, aerial perspectives, and smooth camera movements to showcase your listing's best features. Our videos typically include opening aerial shots, exterior establishment shots, and a flowing tour through the interior spaces. We adjust our shooting style to emphasize whatever the specific property has to offer with the intention of revealing each home's intrinsic characteristics.

When should I consider adding aerial photography?

Aerial photography is particularly valuable for properties with compelling features best appreciated from above, such as: large lots, unique architecture, proximity to desirable amenities (beaches, golf courses, parks), expansive views, significant land acreage, or interesting neighborhood characteristics. Aerial shots can also effectively demonstrate a property's privacy, showcase its relationship to surrounding areas, or highlight recent improvements like solar installations or new roofing.

Are you legally authorized to provide drone services?

Yes, we are fully licensed and insured for commercial drone operations. We have FAA Part 107 certification and carry comprehensive UAV insurance coverage. This ensures that your aerial photography needs are handled professionally, legally, and safely while protecting all parties involved.

What are flight restrictions and weather considerations?

Several factors can affect our ability to fly safely and legally. Temporary Flight Restrictions (TFRs) are short-term limitations often related to events, emergencies, or VIP movement. LAANC (Low Altitude Authorization and Notification Capability) is the FAA's system for managing drone access to controlled airspace, typically near airports. We routinely obtain LAANC waivers when needed and always check current TFRs before each flight.

Weather also plays a crucial role in aerial photography. We cannot fly in rain, high winds (typically above 20mph), or heavy fog. Additionally, if there is a lot of low-flying helicopter traffic which can happen from time to time, we are legally obligated to land our drone immediately for safety.

When should I consider a Matterport 3D tour?

Matterport 3D tours are particularly valuable for properties that benefit from a complete spatial understanding, such as: homes with unique layouts, architectural properties, properties with complex flow or multiple levels, high-end listings where buyers may want to make preliminary decisions before in-person visits, and properties targeting out-of-area buyers. They're also excellent for vacation rentals, demonstrating ADU relationships to main houses, and properties where the floor plan layout is a key selling feature.

How should the property be prepared for a Matterport scan?

Property preparation for a Matterport scan is crucial as every corner of each room will be visible and cannot be edited out later. The space should be thoroughly cleaned and decluttered. All lights should be on, doors opened (except closets with personal items), window coverings uniformly positioned, and beds made. Personal items, valuables, and private information should be completely removed as the tour will capture a complete 360° view of each space. For best results, we recommend scheduling cleaning services before the scan day.

Can I use the less expensive Matterport schematic as my floor plan?

While we are able to create a schematic floor plan from a finished 3D tour, these should be viewed as approximate visual representations rather than precise measurements. The schematics can be a cost-effective way to give potential buyers a general understanding of the property's layout and flow. However, they should not be used to calculate official living square footage or for any legal documentation as they may have accuracy limitations. For precise measurements and official square footage calculations, we recommend our dedicated floor plan service which uses specialized measurement tools and techniques.

Why do I need a professional floor plan?

Our floor plans are created using specialized measurement tools and techniques, based on ANSI National Standards, ensuring accuracy for square footage calculations. This level of precision is particularly important for appraisals, permit applications, property pricing, or when exact measurements are needed for marketing materials.

What do you include in your floor plans?

Our floor plans include precise room dimensions, total square footage calculations, window and door locations, built-in features, and major appliance locations. For multi-level properties, we provide clear delineation between floors and can include notes about level changes or unique architectural features.

How are the measurements taken?

We use professional-grade laser measurement tools and follow industry standard practices for measuring residential properties. This includes complete exterior perimeter measurements (where accessible) measuring from interior wall to interior wall and accounting for features like bay windows, built-ins, and architectural details. Our process ensures consistent, reliable measurements that can be used with confidence for all real estate marketing and documentation purposes.

Did you really measure the home of one of the creators of the national standards?

Yes, and it's one of our favorite stories! We were hired to measure a property that happened to belong to one of the creators of the national measurement standards for residential real estate. After delivering our measurements, he questioned our numbers and asked us to return to the property for a re-measure. Upon completing the second measurement with him present, it turned out our original measurements were correct and his own calculations were off. This experience not only validated our measurement techniques but also demonstrated that even experts can benefit from our precise, methodical approach. It remains the ultimate testimonial to our accuracy and professionalism in floor plan measurement.

We are dedicated to helping grow your business by providing assets that help you sell the property faster and for more money while also producing products that help you stand out in listing presentations!
